After your homes custom website is built and ready for the public to view, your agent will start pre-marketing your property as “Coming Soon” on a variety of internet venues including the Board of Realtor’s Multiple Listing Service (MLS), Realtor.com, Zillow, Trulia and of course your own homes website. This pre-marketing shows your property to a vast number of potential buyers, letting them know that your home will be hitting the market soon. It creates a pre-market frenzy that sets the stage for the most showings in the shortest amount of time and increase the odds for multiple offers on the table.
Next, is the big “Go Live” listing date. We generally structure the go live date of your property to prior to a broker open house or an open house to the general public. Broker open houses typically occur on Tuesdays with public open houses generally on the weekends.
Expect showings to start the day we go live, not before. We will contact you in advance of all showings by phone, text and/or email. You have the ability to accept or decline the showing at that time. Each showing agent will be given a list of instructions custom tailored to your requests and your home. The showings are set up to last no longer than one hour and you will be notified when each showing is done. We use the Supra electronic lockbox system. The Supra system lets us know exactly when an agent enters your home, how long they are there and when they leave. Each showing agent will provide us with showing feedback after every showing and after each open house. The showing agents will let us know their professional feedback along with their buyers thoughts.
After the first week on the market, Your agent will set a meeting with you to get together and discuss the feedback we have received and a decide on the best course of action to take. We will continue with our advertising and marketing plan along with open houses until the day your home sells.
When the offer to purchase comes in, your agent will go over the details of the purchase agreement with the selling agent to make sure both parties understand all the terms and conditions. They will then verify that the buyer is in fact qualified to purchase your property through discussions with their mortgage lender. Your agent will then present the offer to you, explain all the details of the purchase agreement, listen to your thoughts and concerns and suggest a course of action. They will guide you on all aspects of the offer and negotiate the agreed upon terms and price in your best interest.

Your agent will walk through the home with you during your 2nd meeting to point out items an Appraiser, Buyers Inspector, City Compliance Inspector and/or Truth-in-Housing Inspector may tag as not being up to code or dangerous. This gives you the ability to do the repairs and more likely receive a clean inspection report down the road.
6) Approved Contractor List.
If you do not have the time or ability to do the repairs, your agent will provide you with a list of people that can help.
