Minnetonka Realty’s unique marketing program provides the homeowner with the opportunity to take advantage of the lower commission rates of our variable rate commission schedule. These rates are determined by who procures the buyer, not by the amount of services provided. This commission schedule rewards the homeowner if they find a buyer and also rewards the selling Realtor, because at Minnetonka Realty our policy is to pay the selling agent 45% of the total listing commission.
2% Commission if the Homeowner procures the Buyer *
We will pre-qualify the buyer, prepare all the contracts and paperwork, negotiate all contracts and handle all the aspects of the transaction through the successful closing.
4% Commission if We procure the Buyer *
We will pre-qualify the buyer, prepare all the contracts and paperwork, negotiate all contracts and handle all the aspects of the transaction through the successful closing. We will represent you and your Best Interest. We always maintain our fiduciary responsibility to you whether we are representing you in the sale of your current home or in the purchase of your new home.
6% Commission if another Realtor procures the Buyer.
We will verify the buyer’s qualifications, prepare all the contracts and paperwork, negotiate all contracts and handle all the aspects of the transaction through the successful closing. The selling Realtor will represent the buyer and we will represent you and your Best Interests as the Seller. At Closing the selling Realtor’s company will be paid 2.7% of the selling price of your home or about 45% of the total Commission that you paid to Minnetonka Realty, Inc.
Broker Administrative Fees.
Minnetonka Realty does not charge any Administrative Fees on top of the commission. Most Twin Cities real estate companies charge an admin fee ranging from $399 – $1,400+
* The 2% & 4% commission options above are available from the time the listing contract is signed until the time your property is placed into the Multiple Listing System (MLS). When your property is placed into the MLS, or if another agent is involved in the sale, the total commission will be 6%.
